BREEAM (Building Research Establishment Environmental Assessment Method) is the world’s leading sustainability assessment method for masterplanning projects, infrastructure and buildings. It recognises and reflects the value in higher performing assets across the built environment lifecycle, from new construction to in-use and refurbishment. BREEAM does this through third party certification of the assessment of an asset’s environmental, social and economic sustainability performance. This means BREEAM rated developments are more sustainable environments that enhance the well-being of the people who live and work in them, help protect natural resources and make for more attractive property investments.
Our BREEAM certified buildings
In October 2022, East Capital Real Estate obtained the BREEAM In-Use sustainability certificate for Ulmaņa Parks (both buildings). The property received high evaluations for resilience, energy, health & well-being sections. Ulmaņa Parks is a two building complex which is used for warehouse, logistics and production purpose. The largest tenants of the property are Venipak Latvia, Trypet and ACE Logistics Latvia. The property is located close to Riga International Airport and only 10 km from city centre, with direct access to all main city transport corridors and national highways.
In October 2022, East Capital Real Estate obtained the BREEAM In-Use sustainability certificate for Lidostas Parks which corresponds to the very good BREEAM level. Receiving the highest ratings for resilience, resources and transport sections. Lidostas Parks is a modern complex which is used for warehouse, logistics and production purpose. Largest tenants of the property are Latvia MGI Tech, ELKO Group and Printful Latvia. The property is located near Riga Airport which is a rapidly developing surroundings of Riga especially in the warehouse building segment.
Place Eleven is one of Riga’s most sustainable building with a BREEAM “Excellent” certification and an A+ class energy certificate. High energy efficiency and modern attributes make Place Eleven both cost effective and attractive for tenants.
In July 2022, Laisves 75, obtained a BREEAM International In-Use sustainability certificate which corresponds to BREEAM Very Good standard. Completion of the certification confirms successful conversion and regeneration of this asset according to high modern environmental and energy efficiency standards. The asset is fully leased to the regional e-commerce leader PIGU and acts as its headquarters and main distribution center.
SEB's head office
East Capital Real Estate obtained the BREEAM In-Use sustainability certificate for the SEB's Tallinn head office. The certificate corresponds to the very good BREEAM level. The entire 24-storey building is fully leased to SEB, who has been its tenant since the commissioning of the building in 1999.
Zalgirio 112 office
In May, 2022 Zalgirio 112 office building obtained a BREEAM New Construction sustainability certificate which corresponds to the very good BREEAM level. Zalgirio 112 is a newly developed 5-storey A+ energy efficient office building located in the rapidly developing and expanding part of Vilnius central business district – the "New Skansenas" quarter. The office building received high evaluations for advanced engineering solutions for building efficiency and comfort, such as high-efficiency ventilation with humidification and a climate control system.
Mustamäe Keskus Retail Centre
In December 2021 East Capital Real Estate obtained the BREEAM In-Use sustainability certificate for the Mustamäe Keskus Retail Centre. The certificate corresponds to the very good BREEAM level. Mustamäe Keskus is a shopping centre with a modern concept focusing on entertainment and leisure, which is a well-loved meeting place for local residents in the Mustamäe residential district in Tallinn.

Nehatu Logistics consists of 5 industrial buildings which all have obtained a BREEAM `In-Use` certificate in 2021. Niidu road 1 and 3 were the first industrial properties certified by BREEAM in Estonia. The main advantages enjoyed by the complex are land use, large proportion of green areas and accessibility both by public transportation as well as bicycle. In addition, the buildings provide a good indoor climate for the workers
Bauhof sales centre building received high evaluations across all nine BREEAM categories, with outstanding results achieved in the well-being of users, waste management, accessibility, and energy use.
Jankiskiu 52 Center
A “last mile” modern logistics, distribution, and light industry center located in a suburb of Vilnius, 15 minutes away from Vilnius city center and with excellent access to Vilnius Western bypass and Vilnius-Klaipeda A1 highway. The property was built in 2016 and 2018, has a total leasable area of approximately 13,000 sqm and is fully leased.
Hilton Tallinn Park Hotel
We obtained a BREEAM “In-Use Very Good” sustainability certificate for the Hilton Tallinn Park Hotel in 2020. This is the first time that a hotel in Estonia has received such a rating under the world's leading Building Research Establishment’s Environmental Assessment Method BREEAM.
Metro Plaza Office Building
The Metro Plaza office building received the BREEAM certificate in 2020, corresponding to the very good assessment rating. The assessment was conducted based on factors as health and wellbeing, as well as energy-, transportation-, water efficiency, building materials, waste management, use of land and pollution. Factors that had a positive impact on the assessment were a glass facade ensuring a bright work environment, a green area that was added on the terrace, as well as additional parking places installed for bicycles.
A13 Office Building
Our A13 Office Complex was the first of our properties which qualified as “Very Good” according to BREEAM In-Use assessment. The building is the first known office building in Tallinn to have been awarded the international standard BREEAM in-use certificate.
